The Landlord and Tenant Act, 1985

This act governs the responsibilities of both Landlord and Tenant to each other and replaces previous Housing Acts and the Landlord and Tenant Act, 1962.  

In brief, it is a Landlord's responsibility to provide a safe, well maintained environment, ie "fit for human habitation", for a tenant/s to live in and it is the Tenant's responsibility to ensure that the Landlord's property is not damaged.

There are also provisions for fairness in terms of service charges, tenant's associations, insurance requirements and making repairs to the property, amongst other items.

Breaches of these responsibilities form part of claims against either party.
